Drainage Is Half the Job
Hey y'all, Brad here. I want to talk about something that's not exactly glamorous but honestly it's one of the most important parts of any concrete job we do. Drainage. Specifically French drains.
Here's something I tell every single customer: your concrete is only as good as what's UNDER it. And what's under it is only as good as where the water goes.
Florida Sand Is a Liar
People move down here from up north and they see sandy soil and think "oh great, this drains amazing." And yeah sometimes it does. But a lot of Sarasota - especially over toward Lakewood Ranch and out past Fruitville - has this clay layer about 18 inches down that water just sits on top of.
So you get rain (and boy do we get rain June through September), the water runs off your roof, pools against your driveway or patio, and just sits there. It saturates the base under your slab. Then the sun comes out, it dries unevenly, and you get settling and cracks.
How a French Drain Fixes This
A French drain is basically a trench filled with gravel and a perforated pipe that catches water and redirects it away from your concrete. We install them along the edge of driveways and patios all the time.
Real example - we did a driveway last month over on Bahia Vista. The homeowner's old driveway had cracked to pieces because the gutter downspout was dumping right at the edge of the slab. We put in a French drain along that whole side, tied it into the storm drain at the street, and the new driveway is gonna last WAY longer because of it.
When You Need One
- Your yard slopes toward the driveway or patio
- You get standing water after rain near any concrete
- Gutter downspouts discharge near concrete edges
- Your neighbor's yard drains onto your property (happens a lot in Palmer Ranch)
It adds a little to the job cost but honestly it's the difference between a driveway that lasts 20 years and one that starts cracking in 5. We always recommend it when we see the conditions call for it.
