First Impressions Are Everything
Hey y'all - real talk for a minute. Sarasota real estate has been absolutely INSANE the last couple years. Even with rates going up, properties are still moving. And you know what the first thing a buyer sees when they pull up to your house? Your driveway.
Not your kitchen. Not your bathroom. Your driveway.
The Numbers
I'm not a realtor but I talk to a lot of them. A couple of the agents we work with - shout out to the teams over on Siesta Key and in Lakewood Ranch - they tell me a new driveway can add $5,000 to $15,000 to a home's perceived value depending on the property. And a new driveway costs a fraction of that.
Think about it: you're gonna spend $30,000 on a kitchen remodel to add maybe $20,000 in value. Or you could spend a few thousand on a new driveway and patio that makes the whole place look like a million bucks the second someone drives up.
What Kills Curb Appeal
- Big cracks across the driveway - screams "deferred maintenance"
- Oil stains that never got cleaned up
- Concrete that's spalling and flaking
- Uneven sections that are trip hazards
- That grey, worn-out look from 20 years of Florida sun
I had a customer down on Longboat Key last month - she was selling her place and her realtor straight up told her "you need to do something about that driveway before we list." We came in, ripped out the old one, poured a beautiful new broom-finish driveway with a stamped border. House sold in two weeks over asking.
It's Not Just Resale
Even if you're not selling, there's something to be said for pulling into a nice driveway every day. You're gonna look at it for as long as you live there. Might as well enjoy it, right?
And your HOA might have something to say about it too. I know a lot of the communities out in Palmer Ranch and Lakewood Ranch have rules about concrete condition. Don't be that neighbor who gets the letter.
