Same Trade, Different Game
People sometimes ask me if we do commercial work and then seem surprised when I say yes. I think there's this idea that commercial concrete guys and residential concrete guys are two different species. Nah - concrete is concrete. But the jobs ARE different in some important ways.
Thickness and Reinforcement
Your typical residential driveway is 5 inches with wire mesh or fiber. A commercial parking lot? We're usually at 6 inches minimum with #4 rebar on 18-inch centers. Loading docks and heavy traffic areas might be 8-10 inches. The engineer specs it based on the expected loads and we build to spec.
Finish Specs
Residential customers pick their finish based on looks - broom, stamped, exposed aggregate, whatever they like. Commercial jobs usually spec a specific finish for safety and durability. ADA requires certain surface textures for accessibility. Warehouse floors need specific flatness tolerances. It's more technical and there's less wiggle room.
Inspections
Here's a big one. Residential jobs in Sarasota County need a basic permit and inspection. Commercial jobs? You're dealing with structural engineers, detailed plans, multiple inspections - footings, rebar placement, pour, final. The county doesn't mess around with commercial. Which is a good thing honestly.
Timeline
A typical residential driveway is a 2-3 day job for us. Demo day one, prep and pour day two, strip forms day three. A commercial parking lot or building pad might be 2-3 WEEKS with phased pours. You can't pour a 10,000 square foot lot all at once - well you CAN but you shouldn't.
The Fundamentals Are the Same
But honestly, good concrete work is good concrete work. Proper base prep, correct thickness, right reinforcement, quality mix, good finishing technique, proper curing. Whether it's a patio in Palmer Ranch or a warehouse floor off University Pkwy, those fundamentals don't change.
We do jobs of all sizes. Last month we poured a 10x12 patio on a Tuesday and started a commercial building pad on Wednesday. That's just how it goes.
