What Goes Into an Estimate
Hey folks - I've had a few customers lately ask me how I come up with my quotes so I figured why not just lay it all out there. Transparency is kinda our thing.
When I come out to look at your project, here's what's going through my head:
Step 1: Measure
Pretty obvious right? But it's not just length times width. I'm looking at the shape, any curves, where it meets the house or existing concrete, slopes, grade changes. A straight 20x20 patio is way simpler than an L-shaped patio with a curved edge wrapping around a pool.
Step 2: Check the Soil and Grade
Is the ground level or do we need to do grading work? Is there an existing slab that needs to come out? What about drainage - is water going to run toward the house? Here in Sarasota most of our soil is sandy which is actually great for concrete work but some areas over by Bee Ridge and south toward Venice have more clay and that changes things.
Step 3: The Math
Here's what actually makes up the cost:
- Demolition and haul-off - if applicable. Concrete is HEAVY. Hauling it away costs real money.
- Base preparation - grading, compacting, sometimes bringing in fill material.
- Forming - all the wood and stakes that create the shape of your pour.
- Reinforcement - wire mesh, rebar, fiber mesh, or some combination.
- Concrete - priced by the cubic yard from the ready-mix plant. This fluctuates with material costs.
- Labor - the crew pouring, finishing, and curing.
- Finish work - broom, stamped, exposed aggregate, whatever you pick.
- Sealing - always recommended.
Why Quotes Vary Between Contractors
Well a few reasons honestly. Some guys are cheaper because they skip steps - thinner concrete, no proper base prep, no sealer. Some guys are more expensive because they've got bigger overhead. We try to be right in the middle - fair price for quality work.
My advice? Get 2-3 quotes. Make sure they're all quoting the same specs. And if someone's quote is way lower than everyone else's... ask why. There's usually a reason.
